ABOUT DAWN

Dawn Deegan is a highly skilled and successful award winning agent, serving the Greater Orlando area. She is the Broker / Owner REALTOR® of Brilliant Move Realty. She holds the designations of ABR (Accredited Buyers Representation), CNE (Certified Negotiation Expert), CRS (Certified Residential Specialist), GRI (Graduate Realtor Institute), QSC (Quality Service Certified) SFR (Short Sale Foreclosure Resource), and the Transnational Referral Certification (TRC). She is honored with numerous awards for sales and marketing. 

Dawn remains committed to her inspired goal of bringing qualitative information to her Buyers of Real Estate, delivering, “The best possible choice of homes in the best areas, the best information regarding the properties, and every resource available about the area and the market, so that the Buyers can make their choices based not only on the passion they may feel for the home, but also grounded in the facts surrounding it.” She elaborates, “It’s a privilege to work with the people I do. Everyone knows that buying a piece of real estate is one of the largest investment one makes; as a result, the process in inherently stressful. But I believe that most of the stress comes from the unknown factors, and the subsequent wondering and worrying about them. So I try to fill in those blanks as much as possible. I inform the customer as much as I can about the entire process, and then I am there for them throughout it all.” 

For Sellers, her philosophy is the same. “I bring full disclosure of the state of the market to my Sellers of real estate. Only then they can fully discern and appreciate what their home may be truly worth.” Dawn then prepares them not only logistically for the process, but psychologically. “Once your home goes on the market, it’s no longer yours, for all intents and purposes; it’s a commodity, and should be respectfully treated as such. After all, a seller wants to get the highest amount possible for their property, and a certain newly found detachment can be helpful to best achieve that, and that is a good motivator for moving on. But I’m looking out for their highest good. I want the best price possible for them, and the most qualified Buyer, so that I can then bring them home to a successful closing.”

“The market is ever changing,” says Dawn. “That’s nationally, of course, but here in Orlando it has a particularly dynamic quality due to the diverse type of homeownership we have. We are three pronged: homesteaded properties, vacation properties and investment properties. And within those categories are buyers who are local; national and international. There’s never-ending drama in our real estate market! It’s like the weather in New England: blink and it’s changed!”

Dawn believes the downturn we experienced was a necessary and ultimately a beneficial process we had to go through. “From 2005 to 2008, we saw prices rise at astonishing rates. We then saw them fall, hard and fast. We’ve now been through the stabilization period, and have been enjoying healthy increases since 2012. And yet, the opportunities are still strong, for both Buyers and Sellers. I don’t like to see people lose money on their investments, but home prices are still more affordable than they were prior to the crash in many areas, and when somebody sells, they are usually purchasing elsewhere, so that any loss they may be incurring is off-set by the value they are gaining in their purchase.”

Dawn fell in love with Orlando after moving here from Los Angeles. Originally from Boston, she spent many years traveling throughout the United States, which gives her a great perspective with which to weigh Orlando against. “Orlando is a unique, welcoming, and vibrant city! It really has everything to offer: you don’t have to travel far distances to get to everything you want and need, including a top-rated airport. Our neighborhoods are fantastic. Have I mentioned the weather?” she adds with a grin.

Dawn is a person who loves quality, “I am thrilled by it when I find it – in all things, in all processes.” And, she’s big on stats. “I love luxury but I have a strong practical side. Really, I bring that to the table in helping my customers buy or sell their home. This business of real estate draws on so many factors. I love the aesthetics involved, the finding of the perfect home for someone, the marketing of a beautiful home for sale, but I also love the contractual side, and the negotiations. Every transaction is different and much skill and care is needed in each one, which I personally oversee on my own. You can’t take a thing for granted in this business–you simply can’t.”

When asked how Dawn would most like her customers to remember her, she replied, “I would like them to look back at the transaction at any point in time, and to feel completely confident that they were served with integrity, and the highest standards of skill and service. And hopefully, we had some fun along the way. That, to me, is my mark of success.”
